Master bedroom with Queen bed, with large headboard and many shelves as well as an area behind to store all your clothes, plus a clawfoot bath overlooking the garden. 2nd bedroom with a King single with a roll out single (hence can be used as a double) and wardrobe. 3rd bedroom is in the sleep out and has a Queen bed and ensuite.

Bathrooms: 2 and 1/2
Main bathroom in the house with a shower, toilet, vanity and heated towel rail. The master bedroom has a  bath overlooking the garden. 2nd bathroom is in the sleepout with shower and toilet.

Kitchen:
Fully equipped kitchen with fridge/freezer, electrical oven and gas hob, microwave, coffee maker, toaster, and dishwasher.  

Lounge:
Open plan lounge, dining and kitchen area. 32' flat screen TV with FREEVIEW, DVD player, IPOD dock, Internet wireless, heat pump, books, games and seating for 6. 

Dining room: 
Dining table and seating for 6. 

Laundry:
Situated in the ensuite of the sleepout, fully equipped with washing machine, dryer, iron etc. Linen and bath towels provided. 

Outdoor facilities:
Large back garden (not fenced) for those lazy Sundays. Large west facing deck to get all that afternoon sun, outdoor table with seating for 6, BBQ and shade sail.

Closeby attractions:
A 10 min walk to Palm Beach Fish and Chips shop and covenience store. The Lookout Restaurant & Bar is located up the hill from Palm Beach. A 10 minute drive to the car ferry at Kennedy Point and/or the passenger ferry located at Matiatia.
There are some beautiful walks in the area as well as a playground at Palm Beach and free BBQ facilities. Palm Beach is a beautiful sandy beach - safe swimming - so good for kids, great snorkeling, diving and home to plenty of boats in summer. If the wind is blowing in from the north you can get some good surf, but generally the water is calm.
